Project Overview

SMW Restoration partnered to execute a full-scale maintenance and restoration program for the Playa Vista, covering both natural stone surfaces and metal finishes across multiple buildings. This work ensured both the functionality and visual appeal of high-traffic common areas, walkways and elevator interiors.

Outcome

SMW’s precise, non-invasive techniques extended the life and appeal of key surfaces throughout the Playa. The result: a refreshed, premium aesthetic in lobbies and walkways — all while minimizing downtime for tenants and visitors.

Scope of Work

Exterior & Interior Stone Maintenance

• Lithocrete Walkways & Courtyards: Over 7,000 sq. ft. of deep cleaning, scrubbing, heat rinsing, and sealing
• Flamed Basalt Surfaces: Treated entry paths and courtyard walkways between buildings
• Interior Lobbies: Polished basalt and Lithocrete floors — scrubbed, polished, and sealed to restore luster
• Protective Sealing: Gallons of sealer applied for long-term surface preservation

Metal Restoration – Elevator Finishes

• Strip existing coating
• Sand to remove scratches
• Regrain to original satin finish
• Apply new protective oil coating
