Project Overview

This project involved extensive restoration across multiple tower lobbies elevators, and plaza-level amenities in a prominent commercial complex in downtown Los Angeles. SMW Restoration was engaged to enhance and preserve high-use wood and stone finishes through a tailored maintenance program. With services executed in occupied, public-facing spaces, the work required precision, discretion and a high level of craftsmanship to deliver a refreshed aesthetic while minimizing guest/tenant disruption.

Scope of Work

Wood Refinishing & Restoration

SMW applied advanced techniques to rejuvenate a wide range of interior and exterior wood surfaces — including furniture, wall paneling, elevator cabs and exterior seating.

Craftsmanship Highlights:

Restored elevator cab interiors with meticulous sanding, stain matching, and sealing
Refinished handcrafted wood benches and custom plaza tables, reviving their original tone and texture
Treated main lobby wood panel systems with a multi-step process: stripping, sanding, staining and sealing for long-term durability
Applied natural oil and water-based sealants tailored to wood species and use environment

Stone Surface Enhancement

SMW also cleaned, stripped and sealed flame-cut granite flooring throughout lobby and elevator areas. Maintaining our proprietary sealing process to enhance both color and longevity.
